STAGE 1

Getting to know the customer and processing an inquiry

At this stage, we

  • Collect information, define search criteria, and develop an action plan
  • Provide consultation services
  • Advise our client and discuss all the details of the purchasing process, related expenses, and the real estate market in potential locations
  • Answer questions

STAGE 2

Preliminary selection of properties and our recommendations

At this stage, we provide:

  • Reports on selected locations
  • A selection of recommended properties as well as our recommendations based on requested criteria
  • Detailed information and analysis of chosen properties

STAGE 3

Visiting properties

At this stage, we:

  • Visit selected properties, taking into account search criteria and other details, including the type of ownership, building construction date, specifics of a floor plan specifications, and availability of permits for repairs
  • Analyse the market based on several parameters, such as the prices of other properties at the time, including recent sales, with and without renovation, and estimating possible potential rent, (also with and without renovation
  • Analyse and carry out preliminarily evaluation of the construction costs

STAGE 4

Negotiations

At this stage, we:

  • Negotiate with agents and agree on deal conditions in the best interests of our client
  • Provide detailed analysis of costs, efficiency, and risks
  • Monitor the deal, promptly respond to inquiries and act upon issues arising
  • Communicate with agents, lawyers, and managers of companies involved
  • Consult with planners, surveyors, and other experts
  • Visit the properties if required

STAGE 5

Successful Completion

At the completion we:

  • Participate in settling administrational issues such as filing new-ownership documentation of a new owner in with various institutions, and moving into the new residence
  • Roll over the bills into the name of the new owner
  • Advise on issues related to moving into the new residence
